East Orange County Relocation Guide
Hillside views, bigger lots, and a quieter, more suburban feel.
Welcome to East OC
East OC sits up against the foothills. It's where you'll find larger lots, hillside views, equestrian trails, and some of the county's most charming historic neighborhoods in Old Towne Orange. It's quieter and more spread out than the coast, with easy access to the 91, 55, and 241.
Great fit for
- Buyers who want land, privacy, and views
- Families who want suburban space and strong schools
- Horse owners and outdoor lovers
- Commuters headed toward the Inland Empire or north to LA
Covers: Orange, Anaheim Hills, Villa Park, Yorba Linda, North Tustin, and the canyon communities
Cities & Neighborhoods
With a local's tip for each one.
Orange
Home to Old Towne Orange, one of the largest historic districts in California, with antique shops, cafes, and Chapman University. Neighborhoods range from historic craftsman homes to newer hillside communities.
Local tip: Old Towne homes have tons of character, and some have historic-district rules for renovations. Ask me first.
Anaheim Hills
Hillside neighborhoods with views, trails, and newer homes compared to the flatlands of Anaheim. Quiet, residential, and convenient to the 91 and 55.
Local tip: School assignments vary across Anaheim Hills, so confirm by exact address.
Villa Park
A small, quiet city known for large lots, custom homes, and a strong sense of community. It's one of the most exclusive pockets of East OC.
Local tip: Inventory is limited, so it pays to be ready when the right home comes up.
Yorba Linda
"The Land of Gracious Living." Larger lots, equestrian trails, the Nixon Presidential Library, and the well-regarded Placentia-Yorba Linda school district.
Local tip: Many neighborhoods have horse-trail access, which is a big plus for equestrian buyers.
North Tustin
An unincorporated area known for large lots, mature trees, custom homes, and Tustin Unified schools. Privacy and space close to everything.
Local tip: Because it's unincorporated, some services and permits run through the county instead of a city.
The Canyons (Silverado, Modjeska & more)
Rural, rustic homes tucked into the Santa Ana Mountains. Peaceful and wooded, with a true country feel just minutes from the suburbs.
Local tip: Wildfire risk and insurance are serious considerations here. Get coverage quotes before you write an offer.
Schools
East OC includes Orange Unified (Orange, Villa Park, and parts of Anaheim Hills), Placentia-Yorba Linda Unified (Yorba Linda and parts of Anaheim Hills), and Tustin Unified (North Tustin).
Boundaries don't always follow city lines, so always confirm the assigned schools for a specific address with the district before you buy.
Getting Around
- The 91, 55, 57, and the 241 and 261 toll roads connect East OC to the rest of the county and the Inland Empire.
- John Wayne Airport is usually 20–35 minutes away; Ontario Airport is another option.
- Orange has a Metrolink station, and Anaheim's ARTIC transit center is close by.
Good to Know
- Most of East OC is served by SCE for electricity.
- Hillside and canyon homes can be in high wildfire-risk zones, which affects insurance availability and cost.
- Larger lots and custom homes may have septic systems or special inspections. Plan for them.
Local Favorites
- Antique shopping and cafes in Old Towne Orange
- The Nixon Presidential Library in Yorba Linda
- Hiking at Santiago Oaks Regional Park
