South Orange County Relocation Guide
Beach towns, master-planned communities, and a slower, outdoorsy pace.
Welcome to South OC
South County is home for me. I was born and raised in San Clemente, and I still think it's one of the best places in Southern California to live. Think surf breaks and harbor sunsets on the coast, and newer master-planned neighborhoods with parks, pools, and trails just inland. It's quieter than the rest of OC and very family-oriented.
Great fit for
- Families who want great schools and community amenities
- Surfers, boaters, and beach lovers
- Buyers who want newer construction
- Remote workers and retirees who value lifestyle over commute
Covers: San Clemente, Dana Point, San Juan Capistrano, Laguna Beach, Laguna Niguel, Aliso Viejo, Mission Viejo, Ladera Ranch, Rancho Mission Viejo, Rancho Santa Margarita, Laguna Hills, Lake Forest
Cities & Neighborhoods
With a local's tip for each one.
San Clemente
The "Spanish Village by the Sea": white walls, red tile roofs, a walkable downtown on Avenida Del Mar, the pier, and world-class surf at Trestles. Homes range from beach cottages near T-Street to newer communities like Talega and Forster Ranch.
Local tip: West of the freeway puts you near the beach and downtown. East of the freeway usually means newer homes and community amenities.
Dana Point
Built around Dana Point Harbor and Doheny State Beach, and famous for whale watching. Capistrano Beach is laid-back and neighborly, while Monarch Beach and the Strand hold some of the most prestigious oceanfront homes in SoCal.
Local tip: Coastal condos here can be a great entry point into a beach-town lifestyle.
San Juan Capistrano
Home to the historic Mission San Juan Capistrano and the Los Rios Historic District, one of the oldest neighborhoods in California. Larger lots, equestrian properties, and a charming small-town downtown with a train station.
Local tip: Ask me about horse-property areas if you want room for animals or a bigger yard.
Laguna Beach
Coves, tide pools, galleries, and the Festival of Arts and Pageant of the Masters. A one-of-a-kind artists' village with everything from historic cottages to architectural hillside estates.
Local tip: Summer traffic is real. Locals plan errands and beach days around it.
Laguna Niguel & Aliso Viejo
Quiet, well-kept suburbs minutes from the coast. Laguna Niguel has ocean-view pockets and big regional parks; Aliso Viejo is a newer master-planned city bordering Aliso and Wood Canyons Wilderness Park.
Local tip: Ocean-view homes in Laguna Niguel can cost less than similar views in the beach cities.
Mission Viejo
An established master-planned city known for its private resident lake, tree-lined streets, parks, and a strong sense of community. Easy access to the I-5 and the 241 toll road.
Local tip: Lake access is a real perk for families. Ask me which neighborhoods include Lake Mission Viejo membership.
Ladera Ranch & Rancho Mission Viejo
Two of OC's most popular master-planned communities. Ladera Ranch is established and walkable with parks and pools in every neighborhood. Rancho Mission Viejo's villages (Sendero, Esencia, and Rienda) offer newer construction, including 55+ options.
Local tip: These communities often carry Mello-Roos and HOA dues, so budget the full monthly cost.
Rancho Santa Margarita, Laguna Hills & Lake Forest
Value-friendly inland suburbs with mountain views, trails, and convenient freeway access. Rancho Santa Margarita is built around its own resident lake and town center.
Local tip: These areas often give you more home for the money while keeping South County schools and lifestyle.
Schools
Most of South County is served by Capistrano Unified. Mission Viejo, Laguna Hills, Lake Forest, and parts of Rancho Santa Margarita are largely in Saddleback Valley Unified, and Laguna Beach has its own district, Laguna Beach Unified.
Boundaries don't always follow city lines, so always confirm the assigned schools for a specific address with the district before you buy.
Getting Around
- The I-5 is the main north-south route, with the 73 and 241 toll roads as faster alternatives at rush hour.
- John Wayne Airport (SNA) is typically 25–40 minutes away depending on traffic. San Diego's airport is also within reach from the south end.
- Metrolink and Amtrak's Pacific Surfliner stop in San Juan Capistrano. The coastal line through San Clemente has had periodic closures, so check current schedules.
Good to Know
- Much of South County is served by SDG&E for electricity.
- Newer communities commonly carry Mello-Roos taxes and HOA dues.
- Homes near canyons and open space can be in higher wildfire-risk zones, which affects insurance. Get quotes early.
Local Favorites
- Sunset walk on the San Clemente Pier
- Surfing (or watching the pros) at Trestles
- Coffee and shopping on Avenida Del Mar
- The Beach Trail from North Beach to Calafia
- Casa Romantica Cultural Center & Gardens
- Whale watching out of Dana Point Harbor
